Welcome to Zymoraech. These Terms & Conditions ("Terms") govern your access to and use of zymoraech.cloud, our concierge services, reservations, and experiences offered through our partner properties. By browsing our website or making a booking, you agree to be bound by these Terms in their entirety. Please read them carefully before proceeding.

1. Acceptance of Terms

By accessing zymoraech.cloud, creating an account, requesting a reservation, subscribing to our newsletter, or otherwise interacting with our services, you confirm that you are at least 18 years of age, possess the legal capacity to enter into a binding agreement, and agree to be bound by these Terms and our Privacy Policy. If you do not agree, please discontinue use of the website.

2. Definitions

• "Zymoraech" refers to Zymoraech Hospitality Oy, a Finnish hospitality curator.
• "Guest" or "you" refers to any individual using our services or website.
• "Partner Property" refers to hotels, resorts, or venues featured in our collection.
• "Reservation" means any confirmed booking placed through Zymoraech.

3. Reservations & Bookings

All reservations made through Zymoraech are subject to availability, partner property confirmation, and seasonal pricing. A reservation is only deemed confirmed once you receive a written confirmation from our concierge team. We reserve the right to refuse or cancel any booking at our sole discretion in cases of suspected fraud, misrepresentation, or violation of these Terms.

Rates are quoted in Euros (EUR) and include applicable Finnish VAT unless otherwise stated. Additional services such as spa treatments, rooftop reservations, airport transfers, and gratuities may incur separate charges.

4. Payment Terms

A valid credit or debit card is required to secure every reservation. Depending on the partner property's policy, a deposit ranging from 25% to 100% of the total stay may be charged at the time of booking. Final balance is typically due upon arrival or check-out. Payment is processed through PCI-DSS compliant gateways, and we do not store full card numbers.

5. Cancellation & Refund Policy

Cancellation policies vary by partner property, room category, and seasonal demand. The applicable terms will be clearly displayed at the time of booking and reiterated in your confirmation email. In general:

• Standard Bookings: Free cancellation up to 7 days prior to arrival. Cancellations within 7 days may incur a charge equal to the first night's stay.
• Peak Season & VIP Bookings: Stricter cancellation windows of 14–30 days may apply.
• Non-Refundable Rates: Some discounted rates are fully non-refundable from the moment of booking.
• No-Shows: Failure to arrive without prior notice will result in forfeiture of the full reservation amount.

Refunds, when applicable, are processed within 14 business days to the original payment method.

6. Check-In & Check-Out

Standard check-in is from 15:00 and check-out by 12:00 local time. Early check-in or late check-out may be requested but cannot be guaranteed. A government-issued photo ID is required at check-in for all guests. Some properties may also place a security pre-authorization on your card for incidentals.

7. Guest Conduct

Guests are expected to honor the tranquility, elegance, and traditions of our partner properties. Disrespectful, disruptive, or unlawful behavior — including damage to property, harassment of staff or fellow guests, or violation of Finnish law — may result in immediate eviction without refund and possible legal action.

8. Casino Facilities & Responsible Play

Several partner properties feature licensed casino facilities operated under Finnish gaming regulations. Access is restricted to guests aged 18 or older. Zymoraech promotes responsible gaming and encourages all guests to play within their means. Resources for support are available upon request from our concierge team.

9. Wellness, Spa & Excursions

Spa treatments, sauna sessions, aurora excursions, and wellness experiences are offered subject to availability. Guests with medical conditions, allergies, pregnancy, or mobility considerations should disclose relevant information at the time of booking. Participation in outdoor and wilderness activities is at your own risk; we strongly recommend appropriate travel insurance.

10. Intellectual Property

All content on zymoraech.cloud — including but not limited to imagery, photography, branding, logos, written copy, design elements, and the Zymoraech name — is the exclusive intellectual property of Zymoraech Hospitality Oy or its licensors. Any reproduction, distribution, modification, or commercial use without prior written consent is strictly prohibited.

11. User-Generated Content

By submitting reviews, photographs, or other content to Zymoraech (via email, social media tagging, or our website), you grant us a worldwide, royalty-free, non-exclusive license to use, reproduce, and display such content for marketing and editorial purposes, with appropriate attribution where feasible.

12. Third-Party Links

Our website may contain links to third-party sites for your convenience. Zymoraech does not endorse and is not responsible for the content, privacy practices, or terms of any external website.

13. Limitation of Liability

To the fullest extent permitted by law, Zymoraech shall not be liable for any indirect, incidental, consequential, or punitive damages arising from the use of our website, services, or partner properties — including but not limited to loss of profits, data, enjoyment, or personal injury — except in cases of gross negligence or willful misconduct.

14. Force Majeure

Zymoraech is not liable for delays, cancellations, or service interruptions caused by events beyond our reasonable control, including natural disasters, severe weather, pandemics, government actions, strikes, or infrastructure failures. In such cases, we will work in good faith with affected guests to reschedule or refund where possible.

15. Privacy & Data Protection

Your use of our services is also governed by our Privacy Policy and Cookies Policy, which are incorporated into these Terms by reference.

16. Modifications to Terms

We reserve the right to amend, update, or revise these Terms at any time without prior notice. The "Last updated" date will reflect the most recent revision. Continued use of our website or services following changes constitutes your acceptance of the updated Terms.

17. Governing Law & Jurisdiction

These Terms are governed by and construed in accordance with the laws of Finland. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Helsinki, Finland, without prejudice to mandatory consumer protection rights under EU law.

18. Severability

If any provision of these Terms is found to be unenforceable or invalid, the remaining provisions shall continue in full force and effect.
